Changing Commercial Real Estate Lending Trends
Traditionally big banks have relied on commercial finance as one of the most profitable segments of their portfolio. The reason is pretty straighforward: larger commercial projects have been considered more reliable because lenders use more stringent evaluations of both the borrower and the risks than is the case with smaller projects.
Because commercial projects involve larger sums of money, in most cases smaller institutions had a difficult time competing with large banks. But the meltdown of 2008 has forced most big US banks to make serious changes in their commercial real estate lending policies. And these changes are having an interesting impact on commercial lending.
Big banks with extensive exposure to real estate markets are pruning marginal accounts in an attempt to limit their exposure. This sometimes even involves telling clients in good standing to move their accounts somewhere else. And in many cases whether a commercial deal looks good or not it will not go ahead with a large bank because they have decided their exposure in that sector is already too high.
As one might expect this creates opportunities for small banks, lending institutions and brokers with connections to alternative sources of commercial real estate funding. These smaller lenders are often willing to consider good deals that the large banks no longer find attractive.

Annuities: Income for Retirement and Beyond
An annuity is basically a contract you make with an insurance company. You make either a single payment, or a series of payments to the insurer. In return, they will give you back a fixed amount every month, starting immediately, or after some period that you have agreed upon. Typically, annuities will provide for tax-deferred earnings growth and may include a death benefit.
With a retirement annuity, you can invest a lump-sum amount just before retirement, when you may receive a large amount from fixed deposits or work benefits. This amount goes towards making the one-time payment for the retirement annuity. The payout usually starts after one to twelve months and gives you an immediate income when you start retirement.
When planning for retirement, annuities are a good option. An annuity is built by paying a small amount every month to an insurance company. As the years go by this will grow into a healthy nest egg in your account. By choosing either a fixed of variable scheme, the money will earn interst or may be used to invest in a variety of equity markets or mutual funds.
The pay back from the insurance company starts at a point in time that you choose, typically when you retire. Depending on the scheme you had chosen, these payments may be for a fixed period, say 20 years, or they may continue for your lifetime. In a fixed annuity scheme, the payments are fixed, while in a variable scheme, the periodic payments will depend on how well your investments perform.
In contrast, an indexed annuity takes into account the changes in one of the well-known equity indexes. The return will vary based on the changes in the selected index. Typically, there will be a guaranteed minimum return. Equity-indexed annuities combine the features of fixed-return traditional annuities and the equity market, giving the best of both worlds.
Both variable annuities and securities work in a similar fashion, and are regulated by the SEC. However, fixed annuities work differently and are not. An indexed annuity contains features of both insurance and securities, so depending on the combination, it may or may not be treated as a security. However, the SEC does not usually regulate them.

However, as with any tattoo, the area getting the ink quickly becomes accustomed to the process and the wrist does not hurt any more than anyplace else.
The healing process of the wrist tattoo can be a bit more troublesome though. This is mainly due to the amount of things that a wrist comes into contact with throughout the day. As with any tattoo, proper care must be administered to it following the instructions that your artist gave you. In the case of a wrist, try to avoid long sleeves and watches (among other things) during the healing process.
As with any tattoo, do your homework on the type of wrist ink you want to get. Consider your daily environment, both at work and out, and determine how a tattoo on the wrist may impact that. Five Common Phone Card Myths
Phone Cards have been around in various forms for over twenty years. There have been significant technological change in telecommunications over that time and some past limitations or problems related to past generations of phone cards are still lingering today as common myths. The following is a summary of some of the common “phone card myths”.
- Phone Cards are complicated to use. This may have been true at one time but it is certainly not true today. A phone card is used by dialing a special phone number called an access number. The phone is normally answered by the phone card service provider’s automated system. In some cases, the system will ask the caller to input a PIN code and account number and than ask them to dial the number they wish to call. Some phone cards still require users to follow this procedure but it is becoming more common to find phone cards that feature PIN free dialing. With PIN free dialing, a user registers the phone numbers they typically place calls from and the system will automatically recognize them when they call the access number so there is no need to enter a PIN code or account number. More phone cards are also featuring speed dial which will allow users to dial commonly called numbers by using preset numbers, usually a couple of digits. Therefore, placing international calls with many of the phone cards being sold today is relatively simple. In many cases, all a caller needs to do is dial an access number and press a couple of numbers on their telephone key pad. What could be easier?
- Phone Cards have poor call quality. In truth, phone card quality varies across the spectrum. Some have poor quality while others have extremely high quality. Many phone cards that advertise unbelievably low rates also have poor quality because they use low cost service providers so consumers should consider price when shopping for phone cards. However, low price does not always mean “poor quality” so consumers should also take other factors, like quality ratings, into account when shopping for phone cards. We think a good practice is to purchase a small denomination, moderately priced phone card and try it on a few calls to the locations you call most often. - Phone Cards advertise low rates than add on hidden fees that rip-off consumers. This is sometimes true. Consumers should use caution when shopping for phone cards and always read and understand the fine print and other fee disclosures listed on the phone card or the website. It is best to stay away from marketers or websites that do not prominently list phone card fees in an easy to understand format. Some phone card marketers use a lot of different fee structures and other tricks to lure consumers and charge them higher than expected rates. - Users cannot view charges or track phone card usage. This was true in the past. Until recently, the best a user could hope for is the phone card service provider to advise them how much money was left on the card before they placed a call. More and more premium phone cards offer a feature referred to as “Call History” which allows users to view the details of each call made on their phone card in their personal, on-line account.
- The existing service provider will charge extra when a phone card is used to place a call. This is truly a myth. Since the user will need to place a call to the phone card access number the existing service provider may charge an extra fee for this call if, for example, it is outside the local service area. Also, if the caller uses a cell phone than air time may be charged to call the access number depending on the users call package. However, in general, extra fees are not charged by local service providers for using a phone card.
